Overview

This position is posted in anticipation of future openings

Right of Way Land Agents will work with landowners to notify them of, and ascertain any impediments on, upcoming utilities work within project areas and parameters defined by the client. They will explain current landowner rights and obligations, understand property ownership issues, and explain existing property easement rights.

Responsibilities

Makes independent decisions within established parameters on how best to approach land owners and proceed with lease or easement negotiation

  • Meets with landowners either at his/her property or another agreed upon location
  • Establishes trust and rapport with land owners to facilitate negotiations and a positive working relationship
  • Negotiate lease and/or ROW agreements with landowners on behalf of clients
  • Explains project to landowners including expectations, procedures, timing and financial arrangements
  • Provides reports to Project Managers on the status of their negotiations and the details of executed lease agreements
  • Prepares lease or easement agreement packets containing the lease agreement and other necessary documents related to the transaction
  • Provides reports to project managers on the status of their negotiations and details of conversations with landowners.
  • Researches property ownership history either on-line or in County records offices as needed
  • Significant travel may be required of some assignments.

Qualifications

  • Minimum 4 years of experience in outside sales, real estate, negotiating leases, property sale agreements or equivalent related experiences.
  • Bachelor’s Degree in real estate, business, engineering or a related field is preferred.
  • Previous experience in Title/Property ownership research and Right of Way easement negotiation preferred
  • Intermediate familiarity with standard computer application including Outlook, Word & Excel.
  • Ability to prioritize and organize work in order to meet project deadlines.
  • Ability to gain trust of clients and landowners to facilitate communication through difficult conversations to gain positive outcomes.
  • AAPL and/or IRWA Membership preferred
